These last couple of months I have been on several pieces of land looking for the right duck holes and deer hunting tracts. Most of all of them have something in common you cannot see them, tell exactly what they are, much less sell them. So I hope you can take these tips and it will help you sell your land.
The first thing a seller needs to do is get a survey if there is not one. The survey will tell you where the lines are and there is no discrepancy on where the lines are. This also shows exactly how much land there is and there is not any guessing on how big the tracts and just how many acres there is in it. This will also speed up the closing process. Normally the buyer pays for the survey, but if you already have one this will add value to your land just buy having it you can use this as part as a negotiating tool.
Next thing a person needs to do is bushhog it or get someone to bushhog it for you. This will make it where someone can ride over the place and look at it. I have been on several places this year where the buyer could not even ride over it needless to say they did not make an offer on the place. People are not going to buy what they cannot see. It does not cost that much to run a bushhog over your place and it is well worth it.
For the last one this is the easiest to do keep a log and take pictures. If it is a duck hunting hole, keep a log on when you hunted what you killed take pictures of what you killed. This shows the potential buyers what kind of duck hole this is. If it is a deer hunting tract you might want to put out some game cameras. This will let people know what kind of deer you have and if you have a couple of big ones might help sell it. You might also want to keep a log also telling what stands you hunted out of what you saw and if you shot a deer.
